Building Envelope Repairs at James Landing Condominiums

James Landing Condominiums in Scituate, MA is a waterfront property with 50 units spread across 5 architect-designed buildings. The setting is pristine, overlooking the North River as it winds towards the Atlantic, but exposes the buildings to punishing weather. Over the years nature had taken its toll and over the course of 2020-2021 the association embarked on a large-scale project to repair the aging building envelope systems.

The scope of repair work included replacement of roofing, cladding, doors, windows and decks on all 5 residential buildings. The roofing and siding were also replaced on several garages and a clubhouse.

The buildings looked weathered on the surface, but the extent of the damage did not become clear until the contractor, Schernecker Property Services (SPS) of Needham, MA, began removing the existing cladding materials. In some areas the underlying framing and sheathing was severely rotted, requiring extensive repair.

Severely rotted framing was found and repaired at several locations.

Once framing and sheathing were repaired, SPS installed a new envelope system consisting of a mechanically attached air and water barrier underlayment and wood cladding (clapboards and shingles) with cellular PVC trim. Roofing included both steep-slope asphalt shingles and low-slope EPDM membrane systems.

CopelandBEC provided engineering services during the construction phase of this condominium building envelope project including periodic site visits to observe the work, written field reports, attendance at weekly project team meetings, review of the contractor’s applications for payment and engineering related to unforeseen conditions.
