Seeing the Forest: Getting the Big Picture on the 10th Edition MA Commercial Stretch Code

Anyone manage to get the 10th Ed. Massachusetts Energy Code on their reading list this summer? It’s a real page-turner. (So we made you the SparkNotes).

Which Code Do I Follow?

In Massachusetts, the energy code isn’t one-size-fits-all; it’s a tiered system with 3 different levels, each having increasingly aggressive requirements.

* the listed codes and MA-specific amendments listed include commercial provisions only

  1. Base Code: the minimum standard, based on the International Energy Conservation Code (IECC) and Massachusetts-specific amendments.
  2. Stretch Code: the most widely adopted standard across the state. This includes all requirements from the Base Code + 225 CMR Chapter 23.
  3. Specialized (Opt-In) Code: the most aggressive tier, designed to push construction toward net-zero goals. This includes all requirements from the Base Code + Stretch Code + Appendix CC.

Which tier you need to follow depends entirely on where you project is being permitted. You can find the current map of code adoption by municipality here. Since the Stretch Code is the most common, that’s what this post will focus on.

We’ve developed some simple roadmaps for navigating the building enclosure requirements of the 10th Ed. Massachusetts Stretch Code. These easy-to-follow flow diagrams boil down the long strings of digits (C409.8.7.6.5.4.3.2.1 ring a bell?), and translate that into the essential rules you need to follow.

    • local codes or ordinances, which may apply in addition to the Stretch Code requirements
  • This tool is related to the building enclosure requirements only. We do not include other disciplines (such as MEP), and have pulled out only what we find to be the most important, decision-driving enclosure requirements.
