FAQ

Repair or replace?
It depends. The honest answer is that for most roofs we look at, the right move is to extend service life with targeted repair and ongoing maintenance — not replace. Roofers don't always tell owners that, because it's not in their interest to. We will, every time, even when it costs us a bigger project.
Why hire a consultant if I'm just getting bids from roofers?
Because you're not really comparing apples to apples. Roofers each spec their own preferred system, their own preferred manufacturer, their own preferred details. The cheapest bid is almost never for the same roof. We define what's being bid — independent specifications based on what actually fits your building — and you get a real comparison.
What's the difference between you and a testing company?
Testing companies show up to verify a finished installation passed a specific test. We design the work, watch it get built, and verify it across the entire envelope — not just the bonded membrane. We do the testing too, but it's one piece of a much broader engagement.
Do you work with FM Global-insured buildings?
Yes. We're experienced designing and reviewing roof systems for FM Global-insured facilities, including navigating relevant FM standards and guides and coordinating with the insurer's requirements during design and construction.
Do you only do certain roof types?
No. Single-ply (TPO, PVC, EPDM), built-up, modified bitumen, metal, slate, tile, asphalt shingle, vegetative — we work across all common low-slope and steep-slope systems. The credentials and methodology travel.
We have a manufacturer's warranty. Do we still need a consultant?
Especially then. The warranty doesn't cover what was installed incorrectly — it covers material defects in what was installed correctly. Without independent oversight, the warranty often becomes the reason a problem doesn't get diagnosed for years.
How do projects get priced?
Most engagements are phased, fixed-fee scopes — assessment, design, construction administration. You and your team know what each phase costs before it starts. Hourly engagements are available for ongoing portfolio support and ad-hoc questions.
